<p>3. Once you have your property on the market then you will need to make sure that your property is ready to receive potential buyers. Remember, first impressions are very important.</p>
<p>4. Make sure your garden is tidy, especially the front garden, as that is where your house will first be seen so brush the drive if you have one to get rid of dead leaves and any rubbish that may have blown in to your garden and keep the lawns looking good. You could also consider cleaning the windows or getting the window cleaner round.</p>
<p>5. Kitchens and bathrooms tend to be the secret weapon so make sure that they are spotless. If they are looking shabby then you may consider giving them a coat of paint.</p>
<p>6. Clear out all of your clutter. Make sure your children understand how important it is that they keep their bedrooms tidy. You don&#8217;t want your childrens underwear all over the floor when you have a potential buyer visiting. You might think that this is a bit of a pain, but It is even a good idea to tidy and hoover each time before someone comes to view.</p>

<p><strong>Hove: </strong>Now that Brighton boasts the status of being a city, Hove has merged with Brighton and the area is often referred to as Brighton and Hove. It is located on the South<br />
Coast and has Brighton to the east and Portslade to the west. You will find that many of the properties in Hove are Regency houses especially on the seafront, with many converted to flats. If you need to commute to London then Hove station will give you direct access to London Victoria with direct services running regularly and servicing <strong>Gatwick Airport</strong> on the way.</p>
<p><strong>Seven Dials: </strong>Seven Dials is located northwest of the city centre. It has a roundabout at the hub of the area that has seven roads radiating from it and this is where it takes its<br />
name from. From this hub you can reach the downs, the seafront and coastal roads running to both Eastbourne and Southampton. The area is made up of Victorian villas and<br />
terraced houses and if you need to commute, is less than half a mile from Brighton Station.</p>
<p><strong>Hollingdean: </strong>You will discover that Hollingdean is located on the outskirts of Brighton City Centre on the way to Lewes and the Ditchling road. It is situated near Fiveways which<br />
is known for its independent shops and small restaurants and access to the City centre is a 20 minute bus ride should you need a more substantial shopping experience. Most of<br />
the area of Hollingdean is residential with late 19th and 20th-century terraced houses.</p>

<p><strong>Queen&#8217;s Park:</strong> You will find Queen&#8217;s Park to the east of the City Centre. Its housing dates from the early 20th century and mainly consists of Victorian terraced houses with a smaller number of detached and semi-detached properties. Set in a sheltered valley and known for its Victorian pleasure garden (originally known as Brighton Park), Queen&#8217;s Park  is easy to get to and has something for everyone.</p>
<p><strong>Dyke Road: </strong>Dyke Road Park was originally used for allotments and agricultural land after it was bought by the city at the start of World War One.  In 1923, it was converted to a<br />

<p>It is usually down to three main reasons</p>
<ul>
<li>You are Gazumped</li>
<li>You are Gazundered</li>
<li>Finances fail</li>
</ul>
<p>It is still a very unjust system in England that you can pull out right up until contracts are exchanged, but unfortunately it is the system which remains. The sellers can incur costs which the buyer is not liable for which again seems grossly unfair.</p>
<p>The two which go hand in hand are the gazumper and the gazunderer  – these are probably the most underhand of all sales.  These tend to occur late in the chain and cause maximum distress. To loose the house to a higher bidder which you are then offered to match, or too loose the sale because the buyer at the last minute has reduced their offer is soul destroying. Most people will casually look for a property but not actively until the sale of their own is secured.
